Work imminent on new Skerries Point retail hub


A MAJOR new retail commercial centre is scheduled to open in Skerries, Co Dublin this year.

Called Skerries Point, the €35m development will provide a completely new trading hub for the town.

The 6,339 sqm Markland Holdings scheme includes eight retail units varying in size from 95 sqm to 1,125 sqm. First-floor office/commercial space will total 1,984 sqm.

Other facilities include a crèche and childcare facility (514 sqm), a medical centre (317 sqm), public house (611 sqm) and restaurants (one to four lots of 1,213 sqm).

Markland managing director Aidan Scully hopes to deliver the scheme prior to Q3 2008.

Joint agents Grimes Real Estate Alliance and Savills Hamilton Osborne King are quoting rents ranging from €430 to €484 per sqm for retail space, with offices available from €183 per sqm to €215 per sqm.

"The new complex will be keenly sought-after due to the lack of centrally coordinated retail and commercial services currently available to the seaside town," agent Paul G Grimes commented.

As parking in the town of Skerries continues to be a major issue, basement and surface car parking for up to 220 cars is being provided.

The scheme is located to the rear of the completed Kelly's Bay residential scheme and adjacent to the Barnageera Cove development (550 units), which is currently under construction.

Declan Bagnall of Savills HOK added: "This development immediately satisfies two fundamental retail requirements. It will provide for a strong and growing demographic profile in what is an area seriously lacking in nearby competition.

"It is hard to believe that such an established location as Skerries has gone relatively unnoticed in terms of retail activity."

Skerries is located approximately 17 miles north of Dublin city centre along the east coast. The town has seen substantial residential growth over the past number of years and now boasts a catchment in the region of 80,000 people within 20 minutes' drive-time.

Skerries Point is strategically located on what will be the new main Skerries to Balbriggan road, work on which is due to commence imminently. This new relief road will carry a large volume of traffic to and from Skerries, further enhancing this site's huge potential as a shopping destination.

The Skerries "Educate Together" school currently under construction is also located adjacent to the scheme.
